Why use an independant property search agent?
Initial property searching
can be fun! However, it soon wears off once you have spent
hours of time, wasted journeys, money and hassle organising
trips to Cornwall. Therefore if you employ our services we
will do all the running about so you only see the best prospects!
In addition local knowledge and contacts pay off time and
again highlighting each areas pros and cons.
Where do your properties come from?
Our search includes internet portals, developers, auction
houses, local and national press, national and independent
estate agents and any properties being sold privately in a
discreet manner.
After I have instructed you, should I continue to look on
my own?
You are more than welcome to keep searching however you must
remember that you have employed us to carry out a detailed
search. This usually means if you continue to search yourself
you will only be duplicating the work load.
Are you able to recommend solicitors,
surveyors, removal firms, builders etc?
Yes, once the sale has been agreed we will put you in
touch with solicitors, mortgage and insurance advisors, architects,
planning consultants, interior and garden designers, builders
and removal companies. Anything to make your purchase less
stressful!
So are you in competition with estate
agents?
No, however we are considered to be an essential
part of their business because we have good quality clients
who know exactly what they require. This allows the estate
agent to sell their property faster and more effectively because
they do not have to actively market the property.
Where are you based?
I live and work near Wadebridge, close to the North Cornish
Coast.
Are you able to offer any advice
with regards schools?
Yes,
we have first class knowledge of the schools in the county.
If you would like to discuss your schooling requirements we
would be happy do to so with you. My wife has been teaching
at a local primary school for over 20 years. My daughter is
at Truro school.
You must be looking for what everyone
else is looking for?
Not really, everybody has their own set of requirements and
it is extremely rare that two sets of people require exactly
the same type of property. However, if we see that there is
a conflict of interest we would not register the new client
to the detriment of an existing client.
Do you only buy grand houses?
No, we are prepared to help anybody with a budget
over £350,000.
How many clients do you look after?
I only look after eight clients at any one time which means
you will have a very personal service providing you with my
undivided attention at every stage of the search and acquisition
process.
If I do not know specifically where
I wish to buy is this a problem?
Many people come to us with a vague idea about
where they would like to buy a property in Cornwall. From
your discussions with us we will be able to advise you about
areas which may suit.
